Wayne Smith Property Valuer performs well over one hundred property valuations for the purpose of settling matrimonial estates throughout Adelaide and into the country each year.
Each valuation is in a format to suit the Family Court and this involves a written report with full disclosure of property details (generally as at the date of inspection) with analysis of relevant recent sales evidence to provide a set figure as the determined value.
House valuations, unit valuations, vacant allotments are all within the scope of work undertaken by Wayne Smith Property Valuer.
Each property requires physical inspection which includes internal work. The property is measured and photographed to provide information for the detailed report which follows. This inspection of the property takes about thirty minutes.
The method of valuation is generally a direct comparison with similar properties that have sold in the surrounding area (the closer the better) within the last six months. All factors of each sale are analysed and then compared with the property that is in question.

Often we work through the solicitor handling the matter or direct with the Executor. Executors are the person (or people) whose role it is to secure and distribute assets of the deceased and ensure the terms of the Will are carried out lawfully, most importantly obtaining the Grant of Probate (the official recognition by the Court of what documents constitute the last Will and the right of the person to administer the estate) from the Supreme Court.
